What Redfin's #1 Ranking Actually Says About Land O' Lakes in 2026

The headline lands hard. Land O' Lakes, Florida topped Redfin's 2026 Hottest Neighborhoods list back in May, and buyers relocating from New York, New Jersey, and California have been forwarding the article to me ever since. Sellers are forwarding it too, usually with a note asking whether they should reprice up.

My honest answer is that the ranking is real, the numbers behind it are real, and almost none of it means what a casual reader thinks it means. The ranking is about one ZIP code, one type of home, and one kind of buyer. If you're comparing Land O' Lakes to Wesley Chapel or Lutz right now, the ranking matters less than a specific piece of transaction friction it created, which is what I want to walk through below.

The ranking is about ZIP 34637, not the whole town

Redfin's press release names the ZIP directly. The 34637 ZIP had a median sale price of $425,000, median days on market of 66, home sales up 35.9% year over year, listing views up 90.9%, and 7.5% of homes selling above list price. That is the "hot" data.

Now pull back to Land O' Lakes at the city level, and the picture softens noticeably depending on where you look.

The city-level story includes older established sections south of SR-54, condos and townhomes near US-41, and lakefront resale inventory that behaves nothing like the new-construction corridor up north. In the last 30 days citywide, homes had a median sale-to-list-price ratio of 97.93%, 11.36% of homes sold above list price (down 3.9 points year over year), and 40.91% of listings dropped in price. Four out of ten listings cutting price is not a seller's market. It is a market where well-prepared listings in the right pocket sell above ask while everything else negotiates.

So the ranking is accurate. It's also narrow. If you're comparing Land O' Lakes to another suburb using the Redfin number, you're comparing that other suburb's blended median to Land O' Lakes' hottest ZIP.

The corridor doing the work

ZIP 34637 is the northern half of town, running along SR-52 and the Suncoast Parkway. Almost all of the sales volume growth is coming from a handful of master-planned communities on that spine.

Angeline is the biggest by a wide margin. It is a 6,200-acre master-planned community with 3,600 acres of green space, planned amenities that include Pasco County's first community farm, a future 130-acre regional park, nearly 100 miles of walking trails, a Town Center, and a 5-acre lagoon. The Angeline Academy of Innovation, a STEM-focused school, sits inside the neighborhood, and the community includes a life sciences hub anchored by H. Lee Moffitt Cancer Center. Moffitt's Speros FL campus covers 775 acres inside the community footprint.

Pricing at Angeline runs from $312K to $531K through D.R. Horton, plus a Lennar Active Adult section starting around $317,015 for a two-bedroom Sunrise II floorplan. Connerton, the older master-plan next door, spans from $387,490 Lennar Dover models up through $535,400 Estates II product. Bexley and Mirada round out the list.

That is who's showing up in the ranking. New-construction inventory in the mid-$300s to mid-$500s, on the Suncoast, twenty miles from Tampa, with amenity packages that established resale neighborhoods can't match at the same price.

The friction sellers didn't see coming

Here is the piece I think matters most for anyone buying or selling in this corridor right now: builders are competing with resale sellers using tools resale sellers don't have.

Look at the language showing up on new-construction listings in Land O' Lakes right now:

"The builder is offering buyers up to $25,000 towards closing costs with the use of a preferred lender and title company."

"Seller offering up to $15,000 toward buyer closing costs, prepaid expenses, or an interest rate buy-down with an acceptable offer. A 5.875% fixed-rate assumable mortgage may also be available to qualified buyers."

That language is pulled from active MLS descriptions on new-construction homes in the same ZIP driving the Redfin ranking. A resale seller listing three streets away is competing against a buyer's mental math that includes $25,000 in cash toward closing, a rate buydown that can shave two points off the first year, and in some cases a sub-6% assumable mortgage.

If you're selling a resale home in 34637, that is your comp problem. Not the Zestimate. Not the ranking. The house down the street offering $25,000 back.

If you're buying, that is your leverage. New-construction buyers negotiate against builders who have a quarterly close target and a standing incentive matrix. Resale buyers negotiate against a homeowner whose price expectations were set by the Redfin headline. The gap between those two negotiations is where a good agent earns the fee.

Where this leaves buyers who read the ranking

A few practical shifts I've been walking clients through since May.

  • Compare all-in cost, not sticker. A $425,000 new-construction home with $25,000 in closing credits and a rate buydown lands very differently on a monthly payment than a $425,000 resale home priced firm. Ask your lender to model both.
  • Sort by ZIP, not city. If Land O' Lakes is on your shortlist because of the ranking, look at 34637 specifically. The southern ZIPs are a different product and a different market.
  • Time your offer to the builder's quarter. March, June, September, and December close pressure is when builder incentives get most flexible. Resale sellers don't have that cycle.
  • Ask about assumable financing on resale, too. Any home sold with FHA or VA financing since 2020 may carry an assumable rate. It won't be advertised. You have to ask.
  • Watch inventory north of SR-52. Redfin currently shows 114 new-construction homes for sale in Land O' Lakes at a median listing price of $418K, and Angeline alone has 19 move-in-ready homes available. That's a healthy supply, and it caps how aggressive builder pricing can get in either direction.

Where this leaves sellers

Two things I say in every listing appointment in this ZIP right now.

First, the Redfin ranking helps you at the top of the funnel. National coverage brings relocation buyers who lean heavily on online research, and many search "hottest real estate markets 2026" and end up on Land O' Lakes. More eyes is a real thing.

Second, the ranking does not exempt you from the builder-incentive comp. If your street backs up to Angeline or Connerton, the buyer walking your home has already toured a model with $25,000 in credits attached. Price accordingly, or plan to offer a credit at closing that closes the gap.

FAQ

Is Land O' Lakes actually a seller's market in 2026? Parts of ZIP 34637 look like one on paper, with sales up 36% year over year. The rest of the city is transacting more slowly, with about four in ten listings taking a price cut before sale.

Why do different sources show such different median prices? Because "Land O' Lakes" spans three ZIPs, several product types, and roughly 38,000 residents. A ZIP-level median in a new-construction corridor will always diverge from a citywide blended median that includes older resale, condos, and townhomes.

Are builder incentives really that aggressive right now? Yes, and they're on the MLS in plain language. Closing-cost credits of $15,000 to $25,000, rate buydowns, and assumable mortgages under 6% are all currently offered on active new-construction listings in the corridor.

Does the ranking change my home's appraised value? No. Appraisers work from closed comparable sales, not from national rankings. What the ranking can change is your buyer pool and the tone of your negotiation, especially with out-of-state buyers.
